Representative Cases

As Assistant Supervising Judge of civil matters for the Los Angeles Municipal Court, Judge Bruguera presided over the unlawful detainer master calendar, managing up to 40 cases set for trial each day. In this role, she efficiently resolved matters through settlement, trial, or by assigning cases for trial, overseeing the full calendar on a daily basis. After her elevation to the Superior Court and assignment to an independent calendar courtroom, Judge Bruguera continued to handle unlawful detainer and habitability matters, which became more complex in nature. These cases often involved high-value properties and sophisticated claims, including issues such as mold and other serious habitability concerns. For a period of time, she managed 3 to 5 unlawful detainer matters daily in addition to her broader civil docket. Judge Bruguera successfully resolved the majority of these cases through her thoughtful, hands-on approach, working closely with counsel and demonstrating sensitivity to the concerns of all parties. 

• Successful mediation in a civil action pending in the Los Angeles Superior Court involving a former long-term tenant, owners of an apartment building, management company of the building, and the former management company hired by the owners. Tenant alleged that the owners’ negligent hiring of the management company resulted in exposure to asbestos and toxic mold from ceiling materials falling as a result of the repair of water intrusion in the unit above the tenant. The owners cross-complained against the former owner for fraud and indemnity in the sale of the building.
